About
Designed around the life within.
Tellado builds a small collection of homes on the coast of North Goa and South Maharashtra.
How it began
Rahul Agarwal has worked in Goa real estate since 2012. He founded Tellado in 2020 on a single discipline: arriving first.
Tellado Villas in Siolim, before Siolim was on anyone’s radar. Baia Villas in Mandrem, before the rest of the market followed. The Riverside Collection in Tiracol, before the coastline became what it is becoming.
Each project is designed around its context: terrain, climate, and the particular character of its place. Tellado does not build homes and move on. It makes retreats, limited in number, specific in intent and designed to endure.
Approach
Homes designed around how people actually want to live.
How Tellado chooses its land, its architecture and the few homes it builds on each site.
-
Exceptional settings with strong long-term appeal.
We look for land before the market finds it: a bend in a river, a wooded hillside, a village that has kept its character. Siolim, Mandrem and now Tiracol were each chosen early, for their light, their views and the way of life around them, and for the lasting value that places like these hold.
-
A distinct architectural identity for every development.
No two Tellado collections look alike. The curved roofs of Siolim, the coral courtyards of Mandrem, the white terraces of Seaa & Skyy, the palazzo of The Vale and the hacienda arches of Qovaa are each drawn for their own site and climate, rather than repeated from a template.
-
Thoughtful interiors, materials and furnishings. Every detail considered.
Interiors, materials and furnishings are designed together with the architecture, so every room feels resolved: the way light falls across a floor, the weight of a door, where you sit to watch the evening. Nothing is arbitrary, and every home is handed over turnkey: furnished, finished and ready to live in.
-
Fewer homes, more space around each one.
Two, four or six homes at a time, never large developments. Keeping each collection small protects what makes it special: privacy, open views, a sense of place, and homes that stay rare.

FAQ
About Tellado.
-
Tellado began with a simple belief: that luxury lives in design, detail and the way a home makes you feel, as much as in its address. Space, quiet and a close connection with nature shape everyday life far more than square footage alone.
We set out to build homes that make that kind of life possible, so that our homeowners can put life itself first.
-
We are not a volume developer. We build only when several things come together: the right land, a strong idea, a clear design vision and the means to see it through properly. It is why each collection is small, and why no two look alike.
-
Site selection is personal for us. A site that may not appeal to others often resonates deeply with us, and we keep an open door to landowners and brokers of every size, which has led us to some rare finds.
Before we commit, our lawyers review the title and approvals, and we take time to understand the place itself: local sentiment, the landowners’ story and the history of the site, things no document records.
-
Tellado Villas, Baia Villas and Seaa & Skyy were designed by Jugal Mistri Architects (JMA), Mumbai. The interiors of The Vale are by Peacock Life by Shabnam Gupta, and Artyk is our furnishing partner.
